Wurlitzer Manor & Gardens is a private residence consisting of 13 luscious acres surrounding the main Manor home and two vacation guest homes. The site is atop a high bluff overlooking the Tacoma Narrows area of South Puget Sound with views to Mt. Rainer.

Wurlitzer Manor is available on a selective basis for private events, overnight and weekly accommodations.

Thank you for your interest in the rental of Wurlitzer Manor & Gardens. Although this home is not a public venue, the owners are pleased to offer the extraordinary home for private parties and events, on a selective basis. We want your event to be a memorable one. We will make every effort to meet your needs.

Description of Event and Meeting Spaces

Wurlitzer Music Room:

This is the distinguishing heart of Wurlitzer Manor & Gardens. The exquisitely designed & constructed music room with a 45-foot ceiling of warm woods, vaulted walls of windows is a feast for the senses.

Grand living room which houses the rare 1928 Wurlitzer Brooklyn Fox Special Theatre Pipe Organ, with 3000 pipes that is viewed within two glass encased rooms.

This masterfully integrated space flows together beautifully and accommodates both formal and informal affairs, such as weddings and receptions, anniversary celebrations, executive retreats with space for breakout areas, office gatherings, banquets, musical presentations, family & class reunion parties, client and staff appreciation events. Wurlitzer Manor is available year-round and may comfortably accommodates a few or a few hundred depending on the season and time of date. (See fee schedule).

Wireless DSL service is available throughout most indoor areas within Wurlitzer Manor & Gardens.

Upper Library

You may find that a smaller space than the Wurltizer Music room will fit your needs for seminars, meetings, tea service or an intimate lunch or dinner. For those occasions, we offer the library.

Library: The room is located on the second floor of the Wurlitzer Music Room and provides an impressive view of the Narrows Bridge as well as a view of the Wurlitzer Music Room, and the Tacoma Narrows area of South Puget Sound. It is best suited for small groups and board meetings up to 30 people.

Manor Event Hours

A Staff Representative will consult with you regarding the hours The Manor is available for rental. Wurlitzer Manor is a private residence located in a residential area. We are very desirous of respecting the residents of the area and toward that end, we have established an event ending time of 11:00 pm. Indoor and 8 p.m. outdoor.

Please speak to your music provider and caterer in advance and insure that they understand that music and service without exception must end thirty minutes before the end-time specified in the signed rental contract.

Daytime reservations begin at 9 a.m and end at 3 p.m. and evening reservations begin at 5 p.m. and end at 11:00 p.m.

If your event will extend beyond these periods, please discuss with your staff at Wurlitzer Manor. It is possible in certain cases to reserve extra partial periods.

Number of Guests

During the summer months, Wurlitzer Manor & Gardens may accommodate a wedding and reception up to 250 guests. This involves the use of the Manor grounds and main Manor Music Rooms. It does not include the two vacation homes and grounds or the Manor Suite in the Main home. Fees for use of these areas are listed as separate accommodations when reserved in conjunction with an event at Wurlitzer Manor, fee reduction maybe offered.

During the winter months, an indoor setting is more appropriate. Depending upon the configuration of the event, up to 300 persons may be accommodated in the Wurltizer Music Rooms. Varieties of options are available. Seating and use plans are available to assist in your planning. i.e. (concert seating for 300, table seating for 200).

Facility Reservations

Wurlitzer Manor is a popular site to hold weddings and other special events and accepts reservations up to two years in advance.

After you have had a chance to view the property and discuss your needs with staff at Wurlitzer Manor & Gardens, a Facility and Service Fee Estimate, based upon your event needs, will be prepared and offered to you for consideration.

To reserve your date, a contract needs to be signed and a non-refundable rental deposit provided. The deposit shall be fifty percent (50%) of the rental contract fee. The remaining 50% rental balance is due 60 days before your event.

We understand you have decisions and choices to make and the WM&G staff will be pleased to “reserve” your date for you and hold for two weeks. You will be notified if someone else wishes to book that date, at which time you must decide to book and pay the required deposits. If you choose not to reserve your date, the date will be released.

Wurlitzer Manor & Gardens accepts: Checks, Visa, MasterCard, American Express and Diners Club. (WM requires that a credit card is on file for your event.)

A refundable $500 Time/Damage/Cleaning deposit is due 60 days before your event. Any charges will be deducted from this deposit and the balance (as appropriate) will be refunded. You should anticipate the return of the Time/Damage/Cleaning deposit within 30 days of the date of your event provided that Wurlitzer Manor is left in the same condition as you found it, that the time requirements of your event were met, damage did not occur, or items owned by Wurlitzer Manor are not removed from the premises.

Refunds

Rental deposits are generally not refundable. In extraordinary circumstances, requests for refunds, of your deposit, may be submitted in writing and will be directed to a representative of Wurlitzer Manor for consideration.

Tables & Chairs

Wurlitzer Manor has folding chairs that are available free of charge (approximately 100). There are four 6-foot folding tables available for your use. Should you find you require more tables and/or chairs please make arrangements for the rental of additional tables and chairs with your caterer or event coordinator. We do have recommended providers at your request.

Vendors

For your event requirements, we have a list of approved vendors for your valet, catering, wedding event planning, audio/av, and computer needs. Other suggested vendors must be approved, at least, 3 weeks before the event. Technical support and other equipment maybe arranged with approved vendors. Approved vendor list available upon request.

Alcoholic Beverages

Dispensing and consumption of alcoholic beverages at Wurlitzer Manor is subject to the rules and regulations established by the Pierce County Office of the Washington State Liquor Control Board and Wurlitzer Manor. You will be required to complete a Liquor Request Form along with your Events Reservation Request Form. The Liquor Request Form will indicate your intentions for alcohol dispensing and consumption during your event. You may work with your caterer or event coordinator to obtain the appropriate permits, which may include a banquet permit for your event. Beer Kegs and Champagne Fountains only permitted in certain outdoor area. Bar service is to be attended by a member of the catering staff. Bar service must end thirty minutes before the event end time specified in your rental contract. Red Wine is not permitted for functions involving the indoor areas of Wurlitzer Manor & Gardens.

People under the age of 21 will not be allowed to consume alcohol at Wurlitzer Manor. If persons under the age of 21 are observed consuming alcohol, and your event representative does not address the situation, the Pierce County Sheriff will be summoned to handle the situation according to Washington State law and your event will immediately end.

Event Insurance and Permits

Wurlitzer Manor & Gardens requires that the individual or company provide liability insurance coverage. This maybe requested through your insurance agent.

Restrooms Indoors:

Wurlitzer Manor has two guest restrooms available for use during your event. Both are located on the main floor just off the chandeliered foyer.

Restrooms Outdoors:

You may wish to consider renting outdoor portables for convenience of your guests.

Parking

Wurlitzer Manor a private residence, not open to the public and is located in a residential area. We wish to be considerate of our neighbors and insure that vehicles are parked in designated areas. In this way, our neighbors are not disturbed and guests are facilitated.

There is a circular driveway at Wurlitzer Manor that enables drivers to bring guests to the entrance and to give the keys either to a valet attendant or to self-park in designated areas.

In order to provide comfortable access and organized parking for our visitors, the following parking facilitation polices are in effect:

1. For groups of 100 or more during evening events during

the winter months valet parking is required.

Optional offsite parking with shuttle service may be

appropriate for your group.

Depending on the event, time of year, number of people, and weather we suggest that you have your guests bring a flashlight and umbrellas.

A list of approved valet parking vendors will be provided to you.

Parking assistants (minimum of 2) beginning at least ½ hour before scheduled guest arrival time.

End time depends upon type of event.

Wurlitzer Manor may, for a fee, provide parking attendants. Alternatively, by special arrangements, your group may provide these attendants. If provided, by your group, these assistants must arrive for a 30-minute site orientation 1 hour before beginning of event.

Wedding & Event Coordinators

Wurlitzer Manor has made numerous contacts with experienced wedding coordinators. Please ask for these recommendations.

Music and Public Address Needs

Wurlitzer Manor has a wonderful selection of recorded Theatre Pipe Organ Music and Yamaha Grand Piano. Approved musicians may be hired to perform on the Wurlitzer Theatre Organ and/or the Yamaha Grand Piano.

There is a public address system available. This must be reserved, at least, 2 weeks in advance.

The Wurlitzer Music Room is uniquely suited for musical events. Please tell us what you have in mind and we will do our best to accommodate your interests. Wurlitzer Manor & Gardens maintains a list of entertainment products that may provide memorable experiences for your guests.

Photography

Photography sessions will be arranged in advance on a case-by-case basis. Please feel free to ask a Wurlitzer Manor staff representative for recommendations.

Decorations & Flowers

Wurlitzer Manor maintains contacts with florists who have experience with weddings and special events in the Wurltizer Manor spaces. Please ask for recommendations. Florists/decorators should be allowed to set up before the start time of your event. Please arrange the arrival time of your florist/decorator with a staff representative.

Please discuss your specific decorating ideas with a staff representative who will make every effort to accommodate your needs. No material may be attached, affixed, tacked, stapled or taped on the walls, doors, or any part of the interior or exterior of the Wurlitzer Manor, including but not limited to the Garden house or other structures, pool, plants, etc. The artwork may not be removed from the walls. The piano may not be moved and nothing may be placed on it. Any decorations must be pre-approved by Wurlitzer Manors Event

Planner.

These are the general procedures at WM&G and we want to accommodate any special needs you may have for décor so please do ask a representative about your ideas.

Dress Rehearsal for Weddings

A one-hour dress rehearsal may be held with no additional charge and, we request, be scheduled on the Thursday preceding your event. Additional charges will be incurred (at the rate of $75 each additional quarter hour, or 15 minutes) should the dress rehearsal last longer than one hour. Please arrange the dress rehearsal with Wurlitzer Staff. Every effort will be made to accommodate your desired date, however, prior arrange Wurlitzer Manor events may take precedence over your 1st choice of timing for this complimentary dress rehearsal.

Children

Children are welcome at Wurlitzer Manor; however, we request that they are supervised at all times as is considered appropriate in an adult environment.

Smoking

Wurlitzer Manor is a designated -- No Smoking Area. Guests may smoke on the outside decks. Please place cigarettes in appropriate disposal containers.

Cleaning

It will be your responsibility to return the Wurlitzer Manor to the condition during the rental period. This may include light cleaning and garbage removal. Custodial fees will be assessed for additional cleaning or reset which must be performed by Wurlitzer Manor staff at the rate of $80 per hour. Nothing may be tossed or strewn, e.g., birdseed, rice, flower petals, etc. Any charges incurred for cleaning or for replacing items that were removed from the estate will be deducted from the $500 Time/Damage/Cleaning deposit.

Fee Schedules

The Fee Schedule table corresponds to rental times for 6 hour reserved increments. This allows for two reserved events each day with time for clean up and set up between events. This turnover time is important and we ask that you respect these periods.

OVER NIGHT ACCOMMODATIONS

A distinctive aspect to this event venue is the ability to arrange to reserve one or more of the overnight accommodations either within the Manor itself, or in one of the two guest homes on the property.

Drive through a separate gated entrance to the grounds of the Manor, into your own private soundview Garden Home. This 2,500 sq. ft, multilevel contemporary home is distinctive and sleeps up to 10 in its three king and two queen futon beds. Sweeping 3-acre lawn and spacious deck with hot tub greet the visitor to this contemporary home with full kitchen, mini office, with wireless DSL and onsite desktop computer. A week's reservation at the Wurlitzer Garden Home entitles you to a tour of the public areas of Wurlitzer Manor and an exciting demonstration of the Mighty Wurlitzer. An optional tea service in the Wurlitzer Music Room is available for your group with when booked with your reservation.
